The Phoenix metro real estate market has undergone significant changes over the past few years. After experiencing one of the fastest housing booms in the country, the market has steadily transitioned into a healthier, more balanced environment.

While conditions vary from city to city—and even neighborhood to neighborhood—the overall Phoenix metro area currently leans toward a buyer’s market with the homes priced $1M and above experiencing more of a weak seller’s market.

That doesn’t mean prices are collapsing or demand has disappeared. Instead, buyers and sellers alike are adapting to a market where patience, preparation, and pricing matter more than ever.

Buyers Have More Choices

Perhaps the most noticeable difference compared to recent years is inventory.

Homebuyers throughout the Valley generally have more homes to choose from than they did during the highly competitive market of 2021 and 2022. This has reduced the urgency that once drove multiple-offer situations and waived inspections.

Today’s buyers have more opportunities to compare homes, negotiate repairs or concessions, and make thoughtful purchasing decisions.

For buyers, today’s market offers flexibility that has been largely absent for several years.

More available inventory means buyers can spend time finding the right home rather than feeling pressured to make immediate offers.

Negotiating repairs, closing cost assistance, or other concessions has become increasingly common in many segments of the market.

For long-term homeowners, this environment may provide excellent opportunities to purchase while competition remains relatively moderate.

The Phoenix metropolitan area continues to benefit from strong long-term fundamentals, including population growth, business expansion, desirable weather, and a diverse economy.
